1. The lessor does not pay the commission:
- The real estate agency's fee (commission) for closing the lease is not paid by the landlord (it is paid by the tenant). The landlord does not even pay the administration (apartment management) and keeps the entire rent. Order only the services I need.

- Since prevention is key, before signing the contract, we check whether the future tenant is not a risk and does not appear in the registers of execution, debtors, bankrupts and also whether he does not have a registered residence at the city/municipal office.
- We check whether the person interested in renting is not on the black list, the so-called blacklist of the Slovak Real Estate Union, a list of risky people on the real estate market.
3. Help throughout the rental period:
- The broker's role does not end with finding a tenant and concluding a contract. The landlord can commission the broker to perform many additional services.
4. Control over the apartment:
- Rent plus is not real estate management or a model in which you rent your apartment to a commercial company and the company then passes it on to an unknown person. We will help you choose a tenant, but it is up to you. Do not lose control over the subtenant and the apartment.
5. Revised rental rules:
- An elaborate lease agreement, as well as other rules such as the "ten tenancy agreement", the directives of the Real Estate Union of the Slovak Republic and more than 30 other different documents and models form a strong basis for a correct tenancy relationship.
- The lease agreement was created and "jeweled" for years by lawyers with a focus on real estate law and litigation. In practice, it was fine-tuned by many brokers of the member base of the Real Estate Union of the Slovak Republic. The rental agreement allows for situations that are not considered in ordinary contracts from the Internet.
6. Insurance for damage to the apartment:
- Although special attention is paid to prevention and tenant selection, potential damage to the apartment cannot be ruled out. We recommend the parties to take out a favorable insurance in case of damage, while it is even possible to insure non-payment of rent.
7. Assistance even at the end of the lease:
- The conclusion of the lease can also be critical, therefore the real estate agency will supervise its correct conclusion and ensure the protocol takeover of the property with the deduction of energy meters and the detection of possible damages.
- It will also help you with the preparation of bills for energy, services and other advance payments, as well as the administrative solution for the return (crediting) of the cash security deposit
8. Messages in case of problems:

9. Broker as witness and mediator:

10. Disputed issues will be assessed by the Commission:
- In order to resolve disputed questions between the tenant and the landlord, the parties can turn to the expert Commission of the Real Estate Union of the Slovak Republic. It is composed of erudite specialists in the field of tenancy relations, while its opinion can be used in a possible court case according to § 206 of the Code of Civil Procedure.
